If you are at all familiar with Charleston, South Carolina then you know it is an area that is steeped in history. A living history whose tales are told in quaint conversations with local residents, through the observance of timeless traditions and customs and most noticeably, the story of Charleston is told through its architecture. What’s more, the Lowcountry is experiencing tremendous growth! With new houses, apartment complexes and commercial properties being erected everyday, there’s something wonderful about witnessing long forgotten places being salvaged and renovated. Especially when structures are restored by skilled stewards of Charleston’s architectural legacy like the folks at Luxury Simplified.
The team at Luxury Simplified, or Luxury Simplified Group (LSG), are full-service real estate, renovation and historic restoration specialists. Though LSG has been the driving force behind some of the most impressive historic reclamation projects in this area, what has captured our attention most are their renovation projects.
“Charleston is a city packed with buildings of historic significance. From the grand antebellum townhome of a rice planting family to a stately iconic Charleston Single or the modest Freedmans Cottage of the working class, these homes need specialized care and understanding in their preservation. In any other city, these might be considered a “teardown” but we are passionate about them.
These projects warrant more than a weekend trip to the hardware store. Houses are lifted from crumbling foundations and made upright, modern systems installed and years of termite infestation are removed. Old ironwork is repaired, plaster replaced and heart pine floors resurfaced. All mechanical services are renewed and air conditioning subtly installed bringing modern livability to an historic home.”
As seen below, the LSG team had their work cut out for them. This house was built in Charleston’s West Ashley neighborhood some time in the 1940’s and had gone into foreclosure.
To the untrained eye, this house may appear to be a lost cause or a tear down job. Not so! The LSG team are masters at finding key elements that still have value and are worth saving. For instance, the hardwood floors were in decent shape, considering the overall condition of the house. They also noticed that the bathroom’s cast iron tub and floor tiles could be used as the “foundation” for work that needed to be completed in that space. It was just a matter of time before Luxury Simplified took this neighborhood “Diamond in the Rough” and made it GLEAM! Now restored to, perhaps, what the original builder may have envisioned, it is ready for its new owner.
LSG took on tasks such as opening up rooms for functionality, mending falling ceilings, refinishing woodwork and salvaging what fixtures they could, all to create a property that doesn’t even remotely resemble what is once was…a forgotten foreclosure.
